Renter Qualification
Here's a quick idea, if you rent houses. When ever I needed to rent a house, I would put a ad in the local newspaper. I would set the rent in the ad a hundred dollars higher than what the unit actually rented for. I found that with a higher priced rent, I attracted a higher quality renter. The deadbeats didn't call, because they couldn't afford it to begin with. When the potential renter arrived, I mentioned that there was a misprint in the newspaper. The actual rent was a hundred dollars less. Renters always expressed suprise, and it gave them the feeling that they were getting a deal. They were happy thinking they were getting lower rent, and I was happy by getting a quality person to rent to.
